GTA home sales fall 9% in September; the average price drops 5.1% to $1,006,409
The Toronto Regional Real Estate Board reported 5,040 sales in September, down 9% from 5,540 a year earlier. The average price was $1,006,409, down 5.1%. New listings fell 14.4% to 16,500, and the MLS Home Price Index composite benchmark slid 4.7%. TRREB's president said uncertainty about the economy, inflation and borrowing costs kept buyers and sellers on the sidelines. The Globe and Mail described it as a second straight monthly fall in sales.
Fewer sales and fewer listings means a stuck market, not a collapsing one. Prices can slide even when little is trading.
If you are buying, there is less competition than a year ago. If you are selling, expect to wait.
Watch the listings number. If sellers keep pulling homes, prices stay propped up. If they capitulate, prices drop faster.
