Bulk investors buy unsold Toronto-area condos at a 40 per cent discount to original selling prices

The Globe and Mail reported on 19 October, citing a market report, that investors are buying unsold Toronto-area condominiums at a 40 per cent discount to the original selling price. Six bulk buyers in the Toronto region bought 339 units in the most recent quarter, which was 45 per cent of new condo purchases, according to the Globe's summary of the report. Earlier trade reporting has described bulk buyers taking units from developers who cannot sell them individually, and it has put developer-held inventory at a record in the Toronto area.

When a few investors account for nearly half of purchases, headline sales figures reflect negotiated deals with developers rather than demand from households. A discount of this size also signals how far original asking prices sit above what the market will pay.

If you plan to buy or sell a condo in the Toronto area, resale prices are set against what new units sell for, so deep discounts to bulk buyers can pull the market down. A buyer should compare recent comparable sales.

Brokers quoted in earlier trade coverage have said bulk deals help clear unsold inventory and keep projects moving.

The Globe's figures point to deep discounts, and earlier coverage quoted a broker saying some bulk offers are lower than sellers want, so the price gap remains contested.

Confirmed: the Globe's reported figures for units, share and discount. Not confirmed: the full report methodology, since only the Globe's summary was reviewed. Watch for the next quarterly figures and developer cancellations.
